Booking Terms & Conditions

 

These booking terms ('Booking Terms') are between Little Piggy Rentals Ltd. (referred to as ‘We’/’Us’/’Our’) named under the ‘Reservation Confirmed with’ section of the Booking confirmation ('Booking Confirmation') and the person or legal entity making the Booking (‘You/Your’).

 

These Booking Terms refer to the provision of accommodation services ('Booking(s)') by Us to You, and are governed by English law and apply to all Bookings.

 

By making a Booking You are bound by these Booking Terms.

 

When You make a payment using a credit or debit card, We (or Our trading name if different) will be displayed as the merchant of record.
 

Bookings

 

Bookings are made and a contract between You and Us comes into effect when We accept a reservation from You.

 

We will accept a reservation when We have confirmed Your reservation and received either:

 

(i) full payment of the total price; or

 

(ii) (ii) payment of a deposit equivalent to 50% of the total price value of the stay;

 

(iii) (iii) any other amount We have specified at the time of Your booking; or

 

(iv) (iv)We have agreed to collect payment from You either on arrival or departure.

 

Where a deposit or any other amount that is less than the total value of the stay is paid, the balance will be paid by You directly to Us, either by 2 weeks in advance of check-in or within 48 hours of booking if Your check-in date is within 2 weeks of booking.

 

You must be able to enter into a legally binding contract and be over 23 years of age to make a Booking. Bookings must be paid for using a valid credit or debit card or via PayPal or any other payment type specified. When Your Booking is confirmed, a reservation number is given. This number must be retained for access to Your Booking details if cancellation or amendment is necessary. You will need to quote this reservation number when contacting Us.

 

A security deposit of £200 will be paid by You directly to Us either by 1 week in advance of check-in or within 48 hours of Booking if Your check-in date is within 1 week of booking, and held until the property has been inspected at the end of Your stay. If there are no damages or missing items within the Property attributable to You or Your Booking Party/ Guests, the funds will be released within 72 hours of check-out. If any items are found to be damaged or missing, due costs of repairs and replacements will be deducted from Your security deposit. If the costs of such repairs/ replacements exceed the value of the security deposit withheld, You will be liable to pay any price differential directly to Us within 14 days of a request being made. If You make a booking and the security deposit is not paid by the security deposit payment deadline, Your Booking may be cancelled without a refund.
 

Prices

 

All prices include VAT where applicable at the current rate / All prices are net of any National, County or City taxes. Prices are per apartment per night. Prices do not include other costs You may choose to incur during Your stay (unless otherwise stated). Prices quoted are correct (unless a pricing error occurs) only for the specific number of guests, dates, nights and rooms shown.

 

Cleaning Fees & Mid-Stay Cleaning Requirements

 

A base cleaning fee will be included in the total booking cost and communicated to you at the time of booking. This fee covers the final checkout cleaning service, regardless of the actual costs incurred by us to engage professional cleaning services. Please note that this base fee is a one-time charge and may not reflect the full cost of cleaning required at the end of your stay.

For stays exceeding 14 nights, mandatory mid-stay cleaning will be required to ensure the property remains in good condition and to prevent issues such as mold buildup. This cleaning must be arranged at least every 14 nights and will incur an additional fee, which varies depending on the property.

 

We will contact you to schedule this mid-stay cleaning service, and payment for the service can be made via Airbnb, Stripe, or bank transfer, depending on your preference. By agreeing to these Booking Terms, you acknowledge and accept the responsibility for these additional cleaning fees. Should you challenge the requirement for mid-stay cleaning, we reserve the right to enforce this policy as outlined, as it is essential to maintain the property in a safe and clean condition.

Failure to comply with the mandatory cleaning requirements may result in additional charges to cover the costs of any necessary deep cleaning at the end of your stay.

 

Towel & Linen Usage Policy

​

Towel and Linen Provisions: The towels and linens provided at the property are intended for the duration of your stay. We encourage guests to reuse towels where possible to reduce unnecessary waste.

 Mid-Stay Cleaning: Should you require fresh towels or additional linens during your stay, a mid-stay cleaning service can be arranged upon request for an additional fee.

Prohibition on Guest Laundering: Guests are not permitted to launder the provided towels and linens. Any attempts to do so may result in damage or discolouration. If such damage occurs, the cost of replacing the affected items will be charged to the guest.

Additional Towel & Linen Requests: For additional towels & linens beyond the initial provision, guests may request a delivery for an additional fee, subject to availability.By confirming your booking, you agree to adhere to the above policy and understand that failure to comply may result in additional charges.​

 

Availability

 

In the event that We are unable to accommodate You as per Your Booking, We will endeavour to provide alternative accommodation and if there is a difference in the Price, You will be liable for the price differential. However, if the differential is less than the original value of Your Booking, a refund of the difference will be made to You.
 

Arrival and departure

 

Check-in times are specified on Your Booking Confirmation. Should You wish to check in outside of the times specified, You must confirm this directly with Us. In the event that You attempt to check-in outside of the stated times without prior arrangement, We may cancel the booking and retain any amounts We are entitled to retain as stated in the Cancellation Policy section of Your Booking Confirmation. The check-out time is also specified on Your Booking Confirmation.

 

Late Checkout

In the event that You check out later than the agreed check-out time without prior arrangement, a late checkout fee of £100 will be charged. This fee covers additional cleaning callouts and administrative work. The late checkout fee will be deducted from Your security deposit or charged directly to You if the deposit does not cover the full amount.

Cancellations & Amendments

 

If You cancel Your Booking on or before the first cancellation deadline specified in the Cancellation Policy section of Your Booking Confirmation (the ‘Cancellation Deadline’), a full refund will be given, including any booking extras paid at the time of Your Booking, minus any payment processing fees. This applies to cancellations made 14 days or more before the check-in date.

If You cancel Your Booking 7 to 14 days before the check-in date, a 50% refund will be given, including any booking extras paid at the time of Your Booking, minus any payment processing fees.

If You cancel Your Booking within 7 days of the check-in date, no refund will be given, and You will be charged the full value of the applicable cancellation fees, including, where applicable, any booking extras You have pre-ordered in advance of Your stay (unless specified otherwise).

Should You change the number of guests, dates, room nights, or room type (“Amendment”), the prices are also subject to change. Should You request an Amendment and We are not in a position to accommodate it, Your Booking will be cancelled, and a full refund will be given to You, provided that such cancellation occurs on or before the Cancellation Deadline. If not, the terms described in this Cancellation clause shall apply.

Cancellations by Us

 

While We make every effort to honour all confirmed reservations, Little Piggy Rentals Ltd. reserves the right to cancel a reservation at any time, provided We give You at least 14 days' notice prior to the check-in date. This right to cancel may be exercised if there are genuine business reasons, such as an error in pricing, availability, or a significant mistake in accepting the booking that could result in substantial financial loss. In such cases, We will notify You promptly, issue a full refund of any payments made, and offer reasonable assistance to help You find alternative accommodation.

This cancellation policy ensures that We retain the flexibility to protect Our business while giving You sufficient time to find alternative accommodation.

Payment

 

The total amount payable to confirm Your Booking is quoted in Your Booking Confirmation and will be charged to Your credit or debit card or PayPal account or any other payment type offered at the time of Booking or on check-in or check-out. Your card statement will display Our trading name (which may be different to our advertised brand) as the merchant of record. All additional goods and services purchased during Your stay must be paid in full directly with Us.
 

Liability

 

Other than for death or personal injury caused by Our negligence or fraudulent misrepresentation, Our total liability to You is limited to the price of the Booking and in no circumstances will We be responsible to You for any indirect or special damages.

 

We will not be liable for failure to provide the services to the extent that the failure is caused by any factor beyond Our reasonable control. You are responsible for any damage or loss caused to Us, including any damage to Our property by Your act, omission, default or neglect and You agree to indemnify Us and You agree to pay Us on demand the amount reasonably required to make good or remedy any such damage or loss. Further, we reserve the right to terminate Your Booking immediately without being liable for any refund or compensation if You or members of Your booking party break Our House Rules, or engage in unacceptable behaviour that causes a disturbance or nuisance to other guests or neighbours.
 

Data protection

 

We will process the information You provide to Us in accordance with the relevant data protection legislation. We are registered with the Information Commissioner's Office.
